"The Consular Agency in Cebu City offers routine passport, citizenship and other services to Americans living in the central and southern Philippines.
The U.S. Consular Agency in Cebu provides notarial services and special consular services for Americans citizens including assistance regarding deaths, arrests, and the welfare and whereabouts of American citizens in the Philippines.  Americans planning to marry in the Philippines may also execute an "Affidavit in Lieu of a Certificate of Legal Capacity to Contract Marriage" at the Consular Agency."

Have patience at the front desk, the hotel is very busy. The Eurotel serves mainly Filipino food but features Western foods at a free breakfast buffet each morning; inquire as to breakfast hours. If you prefer American or Western foods, you can eat across the street at Robinson's Mall. There you may try the Fresh Baker, Sbarro's, Friday's, McDonald's and many other fast food restaurants.

Should you ask a banker, a property broker or a mortgage broker to advise you about getting a home loan?

How to find a good, licensed mortgage broker and read the good advice at this link. Do not trust every broker, read what to watch out for.

It is essential to have a Filipino attorney advise you and review all of your real estate and loan documents before entering into a loan or a property purchase agreement.

Ask questions of your property agent, banker and/or the property developer regarding a loan. But it appears it will be best to rely on the assistance of a mortgage broker to arrange the lowest rate home loan.

If you cannot find a mortgage broker, then it will be up to you or your attorney to check mortgage rates at several banks. Find the lowest rates. Read about money and banks in the Philippines.

Whatever you do, don't buy a home or condo near a
pig farm or chicken farm.
You will probably get sick enough that you will need to know about hospitals and doctors in the Philippines. This is why it is a good idea to purchase property in a better location far away from pigs and chickens.

Oh, don't forget to check and see if any neighbors of a property raise hogs in their yards.

Foreigners are not permitted to purchase land or houses in the Philippines.

But, if you are married to a Filipino, your spouse may purchase land, houses and condos.

Foreigners are permitted to purchase condominiums in the Philippines.

We wanted a "Consent to Travel" just in case someone at immigration in the Philippines or in the USA should ask for a consent form signed by my Filipino wife. It states that she is giving her permission for our daughter to travel out of the country with me.

A couple of years ago a friend of mine recommended an attorney who I had visited once before. We called ahead to be sure he would be in his office in the afternoon. He said that he would be there. After visiting SM Clark City Mall, we took a jeepney to his office. His office is about 20 meters or about 60 feet from the Garden Dine Restaurant on MacArthur Highway.

He prepared the "Consent to Travel" letter for us and notarized it after my wife signed it. We made 3 originals just in case any got lost. We kept each in a separate place for safekeeping. As far as I know there are almost no safe deposit boxes available in the Philippines. I have never been offered one by any bank. I have heard that if one has a large enough balance in an account, one may be able to get a safe deposit box at a bank. Talk to bankers yourself and inquire about it. If you want a safe deposit box, maybe you can find a bank which will provide one.

Angeles City is in the province of Pampanga in the central section of the island of Luzon.
Angeles City is about 84 kilometers North of where we lived in Manila.

If you are considering buying a second hand car in the Philippines or if you are thinking about buying real estate in the Philippines it would be a good idea to consult with an  attorney. If you are a foreigner I consider this very important.
